A magnificent woodland in a magnificent location. A conservation woodland with the great advange of having a substantial crop of Scots pine, planted in the 1960's.  Masses of bluebells follow on from the white of wood anenome confirming this part of the woodland's status as semi-natural ancient woodland. A seasonal stream in a shallow valley adds greatly to its biodiversity and its value for families and children. The stream is fed by natural chalybeate springs an iron rich mineral which gives the brown colour.  Royal Tunbridge Wells is of course famous for its health giving Chalybeate mineral waters.   This area is about 7 acres. 

The timber barn, see its description below, makes this a very attractive woodland for families.

About 12 acres is PAWS, a plantation on ancient woodand where pure Scots pine was planted. This stand is reaching maturity and could be harvested for an immediate income, or left to continue growth and value. Bluebells and wood anenome are still found here as is wood sorrel. There are several internal tracks giving access to all parts. IHT Commercially managed woodland owned for more than 2 years may qualifty for Inheritance Tax relief, Caledonian Wood may well be a good candidate for this relief. Timber sales are free from income tax and capital gains tax. Interested buyers should check with their financial advisors.

The Building A well-constructed forest barn, store and workshop is set in the perfect location with plenty of space out front in the clearing, a verandah and a 20' shipping container tucked away out back. Permission for the forest store was granted in May 2004. Sawn timber inside the building is not included in the sale and will be removed.

Access  There is a full right of way from the gate in Round Green Lane, a new owner will be given a key or the combo number. Maintenance is according to use made. The present own contribuates to the annual mowing of the verges.

Caledonian Wood is about 3 miles east of Goudhurst, 3 miles noth of Cranbrook and ½ hr from Tunbridge Wells.

The whole woodland at Old Park is gated and access for viewers is difficult.

We suggest parking as shown in plan 4 (photo 2) by the public footpath then walking in. The link below will take you there. The nearest postcode is shown and coordinates for the exact location are also given.

Go through the metal people gate and walk up the path, take the left path at the cross roads and the wood will be seen a little way ahead and on the right. There is a for sale sign on the corner. There is another at the far end of the frontage.
