Pilot Wood, Arundel - Sold

A perfect woodland being level with coppiced hazel and sweet chestnut together with some mature oaks and occasional Scots pine, silver birch, field maple, beech  and holly.  A plentiful supply of bluebells, foxgloves and  heathers bring bursts of colour in late spring and there are areas and moss on the forest floor. A small seasonal pond is found in the north-east corner of the wood which could be enlarged to make a more permanent feature. There are a couple of natural clearings within the wood which let in light and sunshine providing an inviting habitat for insects and butterflies. Just inside the locked entrance gate, near the road, there is a generous timber stacking area with other owners, with a good stoned track, leading to the start of Pilot Wood.

Designations   just inside the South Downs National Park, the woods in this area are also within a SNCI (site of nature conservation interest). This covers a large area and not all the elements will apply to Pilot Wood but it does give a good indication of the wildlife here.

Access  there is long road frontage to Binstead Lane with access across an adjacent right of way for all times and for all purposes in perpetuity along lines shown C-D and A-B.

Boundaries  to the west there are free-standing stakes (with blue markings), to the north it's the edge of the water main wayleave A-B, the east is by Binstead Lane and the south there are stakes at the edge of the access track and timber stacking area C-D.
