Primrose Rew Wood presents a rare chance to own a beautiful piece of ancient woodland in the Surrey Hills Area of Outstanding Natural Beauty (AONB).

This woodland is classified as ancient and semi-natural, featuring a variety of impressive native species. Veteran oak and chestnut trees are abundant, alongside hazel, hawthorn, beech, sycamore, holly, and ash.

Footpaths traverse two sides and cross diagonally through the gently sloping site, providing easy access and scenic routes. Surrounded by fields on three sides, the woodland offers stunning views and excellent opportunities for local walks. Toward the top of the wood, there are flat areas perfect for creating a woodland base.

Spanning 3 acres, this woodland is both manageable and inviting. Windblown timber in the lower areas provides a valuable source of firewood. While there is no direct vehicle access into the wood, it can be reached conveniently from the quiet lane for timber removal if needed.

Nearby attractions include Ranmore Common, popular among walkers, and Denbies Hillside, offering breathtaking views. The National Trust property Polesden Lacey is also within walking distance and makes for an excellent visit. For amenities, the villages of East Horsley and Effingham, with shops and welcoming pubs, are just minutes away. With quick access to the M25, London is reachable in just over an hour, making this a wonderfully accessible woodland retreat.

The ward is Effingham and the county council is Surrey.

Boundaries: The boundary is fenced to the N, W and S and borders open fields. The eastern boundary is open and follows Critten Lane.

Access: Access is on foot only via the footpath. Parking is possible inside the woodland itself.
