Coombe Water Wood is part of an upland oak woodland and is recorded as semi-natural ancient woodland, with birch alongside hazel and some holly found in the lower levels.
Of particular note is the fine cabin, measuring 10' x 12', somewhere to relax, shelter and sit by its log burner on cold winter days.
There is a good stoned entrance track from the public highway and a large shared car park for the purchaser to use. To this point most family vehicles would be suitable. The woodland is then accessed via a forestry track that is more suitable for 4x4 use for most of the year or alternatively a short 5 minute walk from the main car park. There is a current felling licence in place should the owner want to thin some trees for firewood.
The ground flora is varied but is dominated in areas by bilberries, also known as whortleberries. They are closely related to the blueberry, being slightly smaller in size but equally tasty! Marsh marigold have also been recorded on site.
The woodland has numerous habitats and thus plenty of species can be observed throughout. Some of the oak trees have small holes or cracks in the bark, an ideal habitat for bats. Birds such as buzzards, owls, long tailed tits and robins make the woodland their home. Red and roe deer are always a magical site in any woodland.
Located on the edge of a valley leading down to the Iron Mill stream and set on the edge of high country, this woodland is surrounded by beautiful wooded valleys. Nearby is Stoodleigh Beacon (over 980 ft.) which is the highest point between Exmoor and Dartmoor. It is said that a beacon was lit on this hill on the order of Edward II when he doubted the return landing of his Queen Isabel.
Access is off the public highhway along a woodland track.
