Yawl Cross presents a unique opportunity to own a large expanse of woodland along the River Lym within the East Devon (AONB).

The upper section of the site has recently undergone larch felling, and the new owners may have access to a replanting grant, allowing them flexibility in how they choose to restore the area. Wide tracks have been established for machine access, and two new gates have been installed to secure the property. Over time, as nature reclaims these tracks, they will transform into ideal spaces for setting up camp, offering stunning views across the valley.

The woodland boasts a diverse range of tree species, including birch, oak, ash, spruce, Douglas fir, red cedar, sycamore, black alder, laurel, and holly. In season, bluebells carpet the floor and foxgloves add a wonderful splash of colour to the woodland. While navigating off the main track can be challenging in some areas, there are several flat, grassy spots along the river that are easier to access. On the western side of the river, the woodland consists mainly of conifer trees, making it easier to explore.

Situated just a few miles from Lyme Regis and the Jurassic coastline, Yawl Cross is ideally placed for local adventures. The nearby market town of Axminster offers a range of conveniences, including shops, restaurants, and the Axe Valley Wildlife Park, catering to families with young children. The Hunters Lodge pub is also within walking distance from the woodland.

Boundaries: The boundary is open on all sides. North, west and south border neighbouring woodland and the eastern boundary follows Lyme Road. 

Access: There is excellent vehicle access all year around via wide tracks and private locked gates. Parking is also possible in the woodland itself.
