Cae Canol (translated as middle field) is a totally enclosed private meadow. It is gently sloping down to a pool area in the north east corner. The entrance is via a new trackway and through a wooden gate. The borders are double fenced, and Cae Canol owns to the centre of these borders. In the borders are a mix of mature fruit trees, including wild cherry and sloe, and also oak and beech.
The southern upper side provides an area to look over the whole field and also take in Moel Bentyrch hill at 335m standing proudly behind the meadow.
The pond area is frequented by wildlife, and we've seen butterflies and dragonflies here. Possibly with some maintenance it could be developed into a useable water source.
This meadow lends itself to grazing, camping, planting and even to a One Planet Development project. The track leading to the meadow is well laid and accessible for the majority of the year.

Access: The access to the meadow is via the main track from the bottom car parking area, between the barns and up a new track across the hillside. A stoned track leads to the wooden entrance gate, where there is a flat area suitable for a vehicle to park inside. The track, although on a hill, is well laid and accessible to a two wheel drive car for the majority of the year. There are no pathways within the meadow, just tracks where animals have wandered.

Wildlife: Spring and summer sees numerous butterflies and insects. The birdlife is diverse, from Wrens in the hedges, to large buzzards and kites circling overhead. The meadows are full of life the whole year round, and with some gentle nurturing the pond area could become a diverse habitat for nature.
Local area: Llanerfyl is a village and community in Montgomeryshire, Powys, Wales. Located near the River Banwy, the community includes the village of Llanerfyl, several farms and wide tracts of marchland. The village contains St Erfyl's church, rebuilt in 1870. It contains the remnants of a 15th-century shrine. The circular churchyard has in it a gravestone from either the 5th or 6th century possibly commemorating Santess (female saint) Gwerfyl.

Opposite the woodlands is the well maintained Bluebell Park Caravan site, for camping and fishing.
The area is full of things to do and places to visit, such as Powys Castle and Rhiw Steam Railway.
Behind the meadowland lies the hill Moel Bentyrch, on which the remains of the Pen y Bwlch ancient settlement can be found. Literally translated this is 'top of the gap', and is accessed through the adjacent open access land.
Boundaries: The meadow is fully fenced.
Covenant: in common with the neighbouring woodlands, there is a covenant designed to ensure that all can have quiet and peaceful enjoyment of their woodland.
Public access: There are no public footpaths or public access of any kind within the meadow.

VIEWING: You are welcome to visit by yourself, but please ensure that you have a copy of these sales details with you - this land does not have very good mobile phone reception or internet access so we recommend either printing the details or downloading them to your phone/tablet/laptop. Please take care when viewing as the great outdoors can contain unexpected hazards.
You are welcome to drive to the entrance near the house (please leave any gates as you find them). Park there and walk the rest of the way to Cae Canol.

(From the North)
Head to Chester, Wrexham, Oswestry, then Welshpool.
(From the east)
Once in Welshpool follow the A458 to Llanfair Caereinion. From Llanfair Caereinion travel west for 4.5 miles along the A458.
Immediately opposite the turning for the Bluebell Camping and fishing Park, turn right along a small track which will lead you through a gate and to a parking space.
This is the parking space from which to walk and view the properties. Please be aware that access to the fields is needed for the farmer, and please do not block parking for the residents of Troed Yr Ewig house.
Pass between the two barns (do not enter these) and through the small wooden hand gate where a "Coedwig ar Werth" sign is mounted. Follow the new track up the hill and bear left at the fork in the track. Cae Canol's sign is mounted on the right hand side of the gate to access the meadow.
