Description: Lot 1 is a small block of land extending to just half an acre. It is very rare for such small pieces of land to come onto the market, which makes it an attractive proposition. The land is flat, and open to the south-east, and there is a large water-filled ditch at the back of the land. It is only partially wooded at the moment, so would suit a variety of uses: it could, for example, be managed as a wildlife habitat, planted as woodland, or developed as a forest garden.
Lot 2, just over two acres, is also available at the same location.
Access: The land is accessed off a concrete farm track, leading off the B4333 Newcastle Emlyn to Cynwyl Elfed road, making it accessible at all times of the year with any vehicle. There is no vehicle access into the land at the moment, but it would be very straightforward to create a hardstanding for a vehicle within the woodland (subject to any required permissions).
Public access: There are no public footpaths within the land, or any public access rights, but the main access track is a public footpath.

Boundaries: The main access track forms the north-western boundary of the land, with the south-eastern boundary being fenced from adjoining open farmland.
Local area and history: This land is eleven miles north-west of Carmarthen, four and a half miles north-west of Cynwyl Elfed, and six miles south-east of Newcastle Emlyn.

From the south and east - via the M4/A48/A40 at Carmarthen:
Follow signs for Carmarthen (Glangwili) Hospital, then take the A484 towards Aberteifi and Newcastle Emlyn.
Follow this road for six miles until you reach Cynwyl Elfed. In the middle of the village, take a left fork onto the B4333 signposted Hermon.
Follow this road for four miles,
Turn left onto a concrete farm track where you see a black and white sign for "Handmade Goats Milk Soap" and Maes-y-Pwll.

Coming south from Newcastle Emlyn
Take the A484 out of Newcastle Emlyn towards Carmarthen, then before leaving Emlyn, take a left fork onto the B4333 signposted Cynwyl Elfed.
Follow this road for five and a half miles.
After passing Mountain View Garage, turn right onto a concrete farm track where you see a black and white sign for "Handmade Goats Milk Soap" and Maes-y-Pwll.
